I don’t live in Germany, can I still get a mortgage?

If you are not living and paying your taxes in Germany, there are only very few lenders who are willing to extend loans to you and typically at less favourable interest rates. For example, due to the additional risk, they will price the loan as if it was a 100,00 % Loan-to-value product even though you will be required to put down between 30,00 % and 40,00 % equity. Whether this makes sense as an investment depends on your future outlook of the property price and the rental yield.
