Mortgage brokers in Germany compared

Hypofriend, Interhyp, Dr. Klein and Baufi24: who owns them, how they find your loan and how their advisors are paid.

Hypofriend, Interhyp, Dr. Klein or Baufi24? Four German mortgage brokers compared

Short answer: All four arrange your mortgage for free; the lender pays them. The differences are who owns them, how they find your loan and how their advisors are paid. Interhyp belongs to ING Group, Dr. Klein is a subsidiary of Hypoport SE (operator of the Europace platform), and Baufi24 is majority-owned by the private equity investor Nordic Capital. Hypofriend is owned by its founders, compares offers across both major platforms, Europace and eHyp, and works only with full-time employed advisors without individual bonuses. The whole product works in English and German, which matters most for internationals and German-international couples.

Why Hypofriend Stands Out

Thanks to our recommendation technology, multilingual advisors and a wider banking network we ensure customers get the best mortgage and a smooth process.

Who owns the broker, and why it matters

Hypofriend was founded in 2017 in Berlin by Nick Mulder, Dr. Chris Mulder and Pavel Jurasek and is owned entirely by its founders. There is no bank, platform operator or financial investor behind it.

Every broker is paid by the lender. Ownership still differs: Interhyp is part of ING Group, which also lends mortgages itself; Dr. Klein belongs to Hypoport SE, which operates the Europace platform; Baufi24's majority owner is the investor Nordic Capital. Hypofriend's group also includes Investfriend and Pensionfriend; if we recommend one of them, we tell you.

How advisors are paid

At Hypofriend, every advisor is a full-time employee and there are no individual bonuses. Your advisor does not earn more if you borrow more, choose a particular bank or sign faster.

By comparison, Baufi24's own job ads offer employed advisors a fixed salary plus commission, while self-employed advisors are paid purely on results. Dr. Klein works with a franchise system of self-employed advisors. Interhyp mainly employs its advisors; its pay model is not published.

Why comparing across platforms matters

Many banks offer different terms on each broker platform, so comparing on a single platform shows only part of the market. Hypofriend works with both major platforms, Europace and eHyp, and picks the better available offer for the same bank. In our experience ING is the exception: it offers the same terms on every platform. For comparison, Dr. Klein uses its group's own platform Europace, and Interhyp uses its own platform eHyp.

A recommendation instead of a list of offers

Hypofriend's recommendation engine was built by co-founder Dr. Chris Mulder, a former senior economist and manager at the IMF and the World Bank, where he developed models to help countries manage their debt. It compares options with different fixed-rate periods, repayment rates and down payments, stress-tests each one like a bank would, and recommends the one with the lowest expected total cost. The conditions of more than 750 lenders are reviewed daily to feed it.

Property Radar bundles listings from the major property portals and rates the price. After you buy, the equity dashboard shows your property value, remaining debt and equity.

More than the mortgage

  • Before you buy: budget, financing confirmation and Property Radar.

  • While you buy: in Berlin, Hypofriend Plus accompanies you as a buyer's agent, including viewings.

  • Protection: Hypofriend Protect, term life insurance developed specifically for homeowners.

  • Investment properties: Investfriend vets every property and manages the investment end to end.

  • Retirement: Pensionfriend for ETF-based retirement savings.

Dr. Klein also offers insurance and investments, and Interhyp gives access to investment properties through developer partners. We did not find a buyer's agent service or an equity overview after purchase at any of the three.

Built for internationals and German-international couples

Hypofriend is bilingual from the ground up: account, calculators, recommendation and Property Radar work fully in English and German. A typical case: one partner is German, the other comes from abroad. You both see the same financing, each in your own language, and sign with the same understanding.

Other brokers also offer English-speaking advisors. At Hypofriend the entire digital product is in English too, not just the conversation. We know where applications often get stuck: residence permits and Blue Cards, income from abroad, and short employment history in Germany.

When another broker may suit you better

  • You want face-to-face advice in an office near you, including outside big cities: Dr. Klein (240 locations) or Baufi24 (around 80 offices).

  • You want your mortgage and classic insurance such as liability or household cover from one contact: Dr. Klein offers both.

Frequently asked questions

Which mortgage broker in Germany is independent?

All four compare many lenders. They differ in who owns them: Interhyp belongs to ING Group, Dr. Klein to Hypoport SE, and Baufi24 is majority-owned by Nordic Capital. Hypofriend is owned by its founders.

Does Interhyp belong to ING?

Yes. Interhyp has been part of ING Group since 2008 and arranges loans from ING as well as from other banks.

Who owns Dr. Klein?

Dr. Klein Privatkunden AG is a wholly owned subsidiary of Hypoport SE, which also operates the Europace platform.

Who owns Baufi24?

Baufi24 belongs to the Bilthouse Group, together with Hüttig & Rompf, Creditweb and the CRM software FinLink. Its majority owner since 2022 is the private equity investor Nordic Capital.

How are mortgage advisors paid?

The broker receives a commission from the lender. At Hypofriend, all advisors are full-time employees and receive no individual bonuses.

What does a mortgage broker cost me?

Nothing. The lender pays the commission once your loan agreement is signed.

Does it matter which platform a broker uses?

Yes. Many banks offer different terms on different platforms; in our experience ING is an exception. Comparing across several platforms shows you more offers from the same bank. Hypofriend uses Europace and eHyp.

Which mortgage broker advises in English?

Dr. Klein and Baufi24 offer English-speaking advisors. At Hypofriend, the entire online product is available in English as well.

We are a German-international couple. What should we watch out for?

For the international partner, banks mainly check the residence permit, length of employment and proof of income. You should both understand the loan agreement before you sign, which is why every Hypofriend recommendation is available in English and German.
